2011 trek 1.5 bike asking 400?

Seems like a nice bike but am confused on what is it worth. Bicycle blue book has it at 175 which I haven’t seen anywhere ever, and he has it listed as 400. Aerobar upgrades but I’m concerned as the gears look a little worn and may need replacement. Looking for some clarification or help as to how much this is worth, and how much the gears would cost to fix if anything?
