we are in perak it’s a small village alongside the lagon it’s part of the areaone and it’s in the natural park of nabon okay so you very yeah you find calmness and peace it’s it’s beautiful here yes I would say that’s really surprised I know a bit the south of France I’ve been leaving myself 25 years near n and I’ve been quite a lot for legate touring the Aro the G the vus areas where we are really present and I didn’t know perak Sur it’s a beautiful Village honestly it’s incredible we’ll visit it later yes during this episode tell me what’s what’s behind us there there on here we see the Lagoon and behind that there is the Mediterranean Sea you can see it’s it’s just beautiful here with the mountains the water people do hiking here I see boats there there’s a it’s a small Harbor yes from the top of the mountain you can see the sea again so it’s it’s very beautiful here I’m just 50 minutes from Theon Wildlife so I saw a lot of birds and you told me you have flamingos yes well we are in the natural park of nabon so that means it’s not possible to construct anything like here and there’s not much industry here so first of all it’s very healthy to live here the air is bright it’s clear the things you can do is you can you can go hiking here you can go caning there are cycling tours here even if you have like a motorcycle you know it’s very easy you’re just 5 minutes from the cier mid- Mountain Area famous wines famous wines with the ab it’s very accessible here and the other thing is you’re very close to the highway too so you’re very close to Spain it’s 45 minutes in direction of Leon Paris Bordeaux it’s it’s an amazing Spot and The Village itself I spotted a lot of little restaurants teres quite nice you shown me some wine producers uh caves where sellouts where you can have a drink wines and test wine many many I mean the the architecture the beautiful houses there there’s lots of BNB I think takes back from the Roman times exactly so it’s full of History here people tend to forget this because number one was the first Roman city outside the capital of Italy oh my God so it all started here it’s also it was the first wine region in France so the Greeks and Romans brought the grapes by the Mediterranean oat the river oat but the oat got displaced in 1320 wow and now it comes out into the sea and flurry the bedding of the oat is converted into Canal de Robin I learned a lot with you yes and Canal Robin is connected to Canal midi which goes from the the West to the east of France linking Mediterranean and SE to the Atlantic exactly ah incredible so yes tourist potential the architecture of the Gastronomy it takes all the boxes but here we are in a fantastic Villa and tell me more about it I mean we are basically overlooking a panor panoramic scener of 270 from The Terraces that wraps around the house so what is this house about this is very much a unique house and you’re just alongside the Lagoon so this is your view when you wake up we have terasses that go all around the house there’s a magnificent pool beautiful ter as well a beautiful teras as well beautiful vegetation typically we you a Mediterranean Garden exact so it get everything you you really want even a PO ah vegetable garden there’s a vegetable garden there in the corner it’s really a beautiful house for a family you know or also just a couple wants to side of family it’s a four-bedroom house which you can convert into a fifth bedroom downstairs three of the bedrooms has an onet bathroom it’s well maintained it’s key ready yeah there’s two floors here you have a large garage as well there’s a double garage double garage garage don’t get me wrong there’s a long Alle where you could park I know three four cars in a boat in a boat there’s a boat I forgot there’s a boat in the in the LA so you can have your own boat and bring it to to the lake the main part the middle part of this house is constructed in 1985 and that part with the second Grand salon and that part with the master bedroom are constr in 2008 by an architect ah and the nice thing about this house that all the bedrooms down downstairs upstairs even the the second sunon here and downs it communicates with each other so they’re all connected to the several Terraces open up your windows and your doors with the wind you know it will float through the house which makes it really really nice to uh to be inside too but we’re living in the sou of France you have 300 days of some a year in this area easily so your garden is actually your main Salon yes it’s the main room you will people live outside the biggest part of the year because from of April until half of October you have Sun here and you can live outside you can walk all around the house yeah circulation all rooms open to the exterior yes with fantastic views on most of the rooms exactly even the downstairs ones we have this beautiful garden View so and it’s some Vis yeah neighbor what that means is that the house is a little bit more down than the road so the garden is a little bit more synced in than the main road will see the entrance exactly so it’s really electric gate of course yeah it’s an electric gate you know the house is full of those clever things everything is electric and of course the house is climatized there’s double GL Windows rather than just saying that let’s have a look to that Lounge it’s my part let’s go the view amazing I mean you can’t even see it fully because there’s a fourth window that side so we were not lying you you have a view from there to there because there’s a door there so basically it’s incredible we are overlooking the whole lake and I can see I think 40 50 km away from here it’s abely mad and there’s the Mediterranean too the nice thing is over there you have a second kitchen very modern with all the Necessities you know overlooking this beautiful ter you can really interconnect with your guas all the time the view is amazing I mean for the price you pay that house you have all the details on the website you’ll see it’s incredible to get that more than 250 square m beautiful high ceilings moldings stunning one of the most fantastic view you can expect on the self of friend you can redesign it at your own taste you know all the colors are very natural which gives the bright openness what you said about the ceilings you have the high ceilings it starts from 2 m 70 until 3 and 1 12 m [Music] what a paradise downstairs yes I mean look how how big is that beautiful swimming pool I love the color yeah me too me too it looks a little bit like a belly Niche pool right so they put Mosaic T inside which gives you that Dark full Rich color I think it’s told me 7 by four 7×4 it’s a salt water pool easy maintenance it’s uh it do a hard cover so you can close it completely well placed in the lovely Terrace yeah you have a shaded area shaded area but and there I mean under the trees that’s absolutely gorgeous and once again absolutely no nuisance no neighbors around nothing just I can see the the lake from here between between the trees that’s fantastic that’s fantastic this place is probably one of the best film that year and I say that all the time but it’s true portfolio is incredible and every time we select a property to be filmed the thing is that it surprises me I see the pictures online on our website oh what what a nice
