thought that was a good piece I a little show and tell enino Cari Italian mirror 1990s not bad I like it stamped on the back heavy uh bought it for 250 I’m going to keep that son of a [ __ ] um but yes uh how are you how are things what is the news what is the data what is what are you what are you seeing I hope you’re you’re bracing hope things are going well stagnant growth I really like this uh I’ll never be able to find him but there’s this I want I want to make sure I like him a lot but there’s I’ve been reading this like this economist guy mhm on Tik pretty good guy pretty staunch boring economics data bald guy I’m thinking the curly haired guy like something like that okay also that also could be that yeah uh yeah but uh yeah no um I don’t know just uh he was talking about like a reproduction rates mhm and like we’re we’re not making babies which uh makes America yeah we’re we’re down we’re have a a stagnant labor force for 10 to 25 years that’s not good a generation right it’s especially not good when you think of the currently before it’s being as bad as it is so that’s just interesting I don’t know I’ve read over three pages of The Economist magazine so I mean that pretty much makes me a pro I I read it on the plane to look sophisticated I’ve been doing it since I was 20 um I also read Inc magazine and um and lots of other publications of the sort Inc magazine Inc magazine it’s it talks it’s uh basically paid ads for shitty [ __ ] uh like C gold stone creamy franchises oh okay I thought it was a tattoo magazine yeah um but uh yeah um how are how are you how are things how’s your region things still hot I lost the house this week I I I had no business whatsoever making any offers on any pieces of property and I did it um I couldn’t help myself cuz I’m a because I’m a fat [ __ ] you could go you got to go you got to try for it I was like oh my yeah that’s what that’s as soon as I saw putting the sign in h then yeah and then you do that in person and then they were off put by that they were off put by that no I know I showed them my musy and there were no um yeah there was a house uh let’s put it this way right near me like super super close to me good proximity the ranch the mid-century Ranch that I always tell you to buy acre and a half land three-bedroom two bath with an addition the addition was me the floors had a little bit of a little settling but the some things were Done Right Heating was done right needs a full remodel needs kitchen windows sucked needed some tree work needed a general purpose cleanup it was 379 and it came with an adjacent not no not an adjacent a connected 11 acres that they were swearing was buildable and it sort of had to be wrapped in with the project um I didn’t see it as buildable they said oh yeah 100% buildable I was like well I’m not here to buy a piece of [ __ ] landlocked sock soaking wet Woodland um and tie myself up I just I wanted to do it because it was it would have been a good spot to rent to Pals or uh just because just a just a flip one but I lost it I lost it I just didn’t feel like pursuing it like a psychopath and basically buying land they did the thing that every oh we don’t want to make it a bidding war but there were 100,000 under under what I had it and they set a good number and I gave him a full price offer on it and uh uh so did the other guy and they said theyd take the land so it’s fun it’s uh it’s it’s cool I can’t just keep like buying uh you know like [ __ ] houses that are like equal or on the money um I just don’t have that kind of money but sometimes I lie to myself myself and pretend to myself like I can like it totally makes sense like losing $500 or $800 a month isn’t a bad idea just owning the owning the perfect spot price in the real estate I’m sure there’s a ton of games that everybody will tell me to play and this and that but um owning dope single family houses is a plague of my uh my uh my family’s growth so I’m just going to stick to one one nice house at a time and I’ll build one nice at a time and I’ll I’ll stay in my [ __ ] Lane I had to tell myself that this year but um oops but um yeah what don’t do um but yeah no welcome thank you uh we’re going to Tampa this weekend yep Sunday Sunday and then uhon Boer Ron Florida super exciting Dan Soder got to box this afternoon with Dan Soder F what a guy Primo I’ve had the best like seven days of meeting cool people got to meet Sam Talon it was it was all like the Costa Ben Avery yeah six days it’s awesome Sam Tal’s a [ __ ] treasure they’re all honest to God I can’t even say I can’t say enough I don’t want to seem like whack or like asker but like like serious I couldn’t have met three it was like it was like God himself gave me a sweet gift um but we things coming lots of cool things coming I got you all price points keeping that [ __ ] in mind not trying to be uh a [ __ ] [ __ ] [ __ ] with expensive [ __ ] so again uh please to to paint a picture if you guys for anybody like uh listen I’m always going to tell you guys I’ll save you a little bit of time I’m always going to tell you to buy a Lexus or an accord or a Honda or a Toyota always so the answer is that and if it’s a piece of [ __ ] car and it’s uh needs a little bit of Maintenance under 3,000 under the value of what it’s worth fix it and stay in it drive it till the [ __ ] Wheels full off it to paint a picture right if you want to start looking in an area that’s not the area you live in go on loopnet right this is this is my search for sale Rhode Island I do this once uh [ __ ] now I do it like once every couple of weeks but I used to do it like once a month um the whole goddamn State just like that boom search what’s for sale you want to know you want to know right so I look at the whole the [ __ ] state right just find out what buildings are for wow this [ __ ] thing the uh the old electrical building on bike street in onville oh this thing is [ __ ] wrecked yeah show the real picture this thing is a it’s a hollow shell with the Raves in there therapy it was the the coke bar the old Coke bar what street Dyke Street um yeah right that was the old Wes Ros um but you know it’s see what stuff selling in your area like may you know it just it paints a little bit of a picture it’s not super valuable information but I think think it does help make up your mind you know if the nicest thing in town is for sale that’s not a good sign right if the gas station is for sale if this or that if the prices are low on the commercial why that means they can’t get tenants you know there’s a problem um there could not be a lot of business there so it just just to help just information as your friend be able to uh to drink it and juice it um but again these are things I do always looking for property don’t tell me you can’t find a [ __ ] house I know it’s softening up I know Florida’s the the the inventory is hit its Mark but uh in Naples and all what it is actually but it’s 190 Grand and it makes PAB bread and you could like a commercial level pea bread maker mhm are you making the P bread or are you you’re making the P bread then you’re branding it you know you’re like this this is Mr pso’s P bread um I mean food is mass scaling [ __ ] first of all the best thing to do buddy is to make sure you get yourself set up legally with uh trusts bu you know llc’s in your name and whatnot distributions so you’re not going to get tax to the [ __ ] the sky you know what I mean so you’re not going to be uh where’d my money go man cuz a lot of people who have this happen to them they say wait a minute taxes and [ __ ] like that so make sure that you you deal with a really good accountant um that will set you up properly to able to take being a tech for them um maintenance never stops maintenance is a part of the business and you know one thing about the trucking business as you know is if your [ __ ] ain’t squeaky clean you’re not driving right you’re getting your balls busted non-stop the migrant Workforce that’s stealing the [ __ ] that’s driving truck will get Molly whopped by this when they’re getting yanked out of trucks and be like what fighter extinguisher yeah fighter extinguish what do you mean I have horn I will blow a con shell like no what what what so like and this stuff happens uh this happened before uh dude a lot of like Guatemalan guys that worked in landscaping companies would start their own company and then when they stopped started getting pulled over and their cousins were getting like deported and [ __ ] they were like oh never mind I go back and work for Steve yeah yeah no it’s cool I Tred for a little while it’s cool I like working for Steve it’s cool like that happened in like’ 05 yeah like they they ain’t going to be battery that fast they still have sprinters right now but um just go for it buddy um honestly man um I mean you know it’s I think it is a moment in time where you like completing um typically I mean it’s expected that costs go up in the trades and people are paying it um there’s just not enough people you can’t get anybody everybody I know is racked racked busy as as much as I can I have to be a [ __ ] surgeon when getting time this is in New England and I think all of New England it’s even worse up North Maine in New Hampshire you can’t get anybody to do um if you’re going to be doing it for the rest of your life chill you know what I mean I you should you should you but really really understand what the [ __ ] you’re doing you know what I mean like play to your strengths if you’re like a neat freak you know what I mean if you’re not if you’re not exact if you’re not if if you want to work in the trades and you’re not exact be a landscaper that’s father and I mended fences and got back and I just dissolved the company you know what I mean yeah um but that was ours and it was like right in the [ __ ] like [ __ ] you I can do this yeah it then grow the business um open it up to you know then you scale you know you get more fertilizer more mulch jobs more X Y and Z and then you build the bottom line of the company and then you exit to a larger company that’s what I that’s what I did um a guy who ended up and he ended up buying five guys that were my size then he ended up selling to a [ __ ] major for like 10 million Steve lton look him up he’s a good guy he ended up buying the company back for like 2 cents on the dollar he sold out to a private Equity Firm that was buying landscaping companies that had high-end areas on lockdown which he had they bought his company for 10 million bucks [ __ ] it all up a bunch of like Venture capitalists from Maine trying to buy like well we have Naran it targeted we have Newport we’ve got Martha’s Vineyard the cape we’ve got Jamestown all these like fancy Beach areas and then they ended up uh just mishandling like free money and [ __ ] it up and then he’s like I’ll give you $2 million for the company back and he bought like oh it was like one of those jobs yeah so right back um smart guy he’s the guy who bought me out um now he’s going on he’s buying Blue Collar established businesses in another field now I wish I I would love to have him as a guest on he would come on too Steve he’s a good guy um but yeah I mean um when to get out no stick with it man um especially with the guys dying you’re going to be able to eat up market share um I don’t know staff make your automate your business more with maintenance maintenance pays the bills it sucks I know I get it but or absolutely cannot be the last one in that’s how you get [ __ ] so if this house is going to you know if we go into a correction right and this is the first time this house has ever sold for these set of prices right 550 this house lived its life at at at you know in the threes or something like that this is where people go bankrupt man this is where [ __ ] this is where divorce lives so it’s almost sometimes if there’s a large cooling off period and you’re seeing it you’re seeing stuff sit on the market you have to use your gut on this but if what you’re looking at is you’re like oh everything’s [ __ ] sitting on the market you wait just wait because then what’s going to happen is the Realtors are going to go we’re not selling anything we’re not selling like just because you grab this at this Market doesn’t mean it’s it’s a deal so you just chill let them [ __ ] drop people be like look you want to have your house sit on the market this is what good Realtors would be like explaining it not being annoying but just explain say this job can go two ways if if I you know if it’s if it’s a leak here and there it can be X Y and Z if it’s not it’s going to be this much so we should expect it to be between 400 and about 1,500 bucks is that fine with you yes or I can do it and once we get to a certain point I’ll tell you and then it’ll be like timeing materials and hours like make sure you just account for your hours Bill yourself out at 75 bucks an hour everybody does it more 125 85 [ __ ] but anywhere basically between 75 and 100 and a quarter an hour work efficiently say good news is I work efficiently and I’ll have my [ __ ] in and out here as fast as possible in 3 hours but make sure like you have an automatic like even if I come there it’s 250 bucks it’s like an automatic 2 hours um try to be able to diagnose over the phone like ask a lot of questions find out the job that they want and their expectations understand the customer’s expectations on DAVID COLLINS Don’t buy a business, trust me, I was faced with this scenario and a realtor friend of my grandma convinced me to buy a couple rentals here in CA. Here’s what I did differently: I bought homes specifically with full first floor living quarters, meaning a bedroom & full bathroom. I installed walk-in tubs, grab handles everywhere basically made the house elderly/disabled friendly. This seems to filter out sh!tty tenants because the people who are looking for homes like this are genuinely grateful for you providing it at the same price a normal house would rent for. I could charge a bit more, but I don’t. I make about 7-8% return annually (around 6% after expenses) and they require WAAAY less attention that a business would. No employees, no equipment failure, no workers comp, no customers getting sick because a rat got into the dough. Worst case scenario is an appliance breaks and I call to have it fixed or replaced same day. Not a huge deal. Yeah it’s expensive, but it pays (saves) to find a trusted handyman. Best of luck dude, it’s been great for me so far *knocks on wood*
