hi guys it’s Damen Mary from the luxury home show and today I’m going to show you what £1.25 million will get you in Epsom s so behind me is a beautiful family home spread over three floors that has been lovely restored over the last few years and just opposite we’ve got nun such Park which is a historical so many acres if you like to ride your bike walk the dog but this home has been renovated to the highest of standards and I cannot wait to show you let’s go and check out the property so welcome to 185 London Road and this property is beautiful straight away I’m going to point out the attention to detail with the banam security door and I’m just going to take you through this property room by room first thing I’ve got to note are these Spanish tiles which cover the entire ground of each one of these tiles same on the floor as well and I love this shower that is a big shower head so I’m going to take you back through and before I take you upstairs on the softest carpet you’ve ever felt in your life I’ve got to mention this vaulted ceiling really tall really bright and you’ve got the electronic vux windows and Matt you know I love a custom [Music] chandeler and Matt custom chandelier number two and I don’t know whether it’s having three daughters and my wife and I’ve just kind of softened up a little bit but this carpet honestly Matt how soft is this carpet yeah it’s incredibly soft so all brand new throughout the house you’ll notice on the walls you’ve got these Hive heating controls so you just turn them and it adjusts the heat for you so there’s four bedrooms on this floor and the principal Suite is on the top floor so I’m going to show you firstly bedroom number one so this is bedroom number one very very spacious lots of storage room with a built-in cabinets behind mat you come across the bedroom number two which has its own on Suite bathroom obviously everything’s been removed from here cuz the owners are ready to move lots of storage this I really like the doors kind of lead you to a little beauty desk there got the views of the gardens just behind me and I love this for a family bathroom with this elevated bathtub brand new tiles that have just been laid and you’ve actually got the jacuzzi tub as well so this is really really nice no expense has been spared at all to create this beautiful family home so I’ll take you to the front bed in there but I would say that would be single bed or possibly for a little one and then I’m going to take you upstairs where the entire top floor is your principal Suite and your dressing room so really nice dressing room to my right you’ve got the vux window as well so it allows that natural light to flood right through beautiful on suite and that black tile gray tile really really nice contrast so we’re here on the top floor very very spacious bright again with the vux windows and you’ve almost got this kind of it’s not really a balcony perhaps with the right permission you could get it but this overlooks the G and being a semi- detached property I’m actually really really impressed with the size of the gardens match we going to check them out go check it [Music] out welcome to the gardens and I’ve got to mention this patio literally has just been laid this week they’ve painted The Walls Black which kind of gives that really nice modern Sleek touch with a nice contrast to walk for the dogs with your kids or if you want to ride a bike we’ve got non-touch Park opposite steeped in history absolutely amazing and half of the appeal of this property is the local area so it’s old stomping ground and it’s absolutely stunning and if you do have little ones from 2 to 5 years old this is the new for for school that’s just been built here they get to enjoy all of these thousands of Acres of Woodlands really really cute clean little school for the young ones and they also do a summer camp for years 5 to 11 so we are now about a 6 or 7 minute drive from the front door of the property and if you’re into horse racing we are here at Epsom Downs look at this I love horse racing and this is incredible you’ve actually got people out there walking their dogs at the moment I’d have to check if you’re allowed to do that and you’ve also got a golf course just to my left but having this on your doorstep having that big Park just opposite and then having Epsom High Street so close to you this area offers everything you could possibly imagine myself and Matt love a good latte so we’re going to head to the High Street now in epom I wish the horses were on I’d love to put
