I just wanted you to tell us, because there are quite a few of you watching Aleksandra and my channel interested in real estate, as it turns out, because after that first recording, a few people contacted you, and those contacts keep increasing! So, let’s hurry with the information, the so-called update, how things are looking now, what’s the situation in the real estate market in 2024, halfway on the French Riviera. Halfway through this year, of course, not halfway on the Riviera. Well, I think we’ll give Aleksandra the floor for five minutes, let her tell us. Is it still worth living here? How to go about living here? I think she’ll know exactly what to summarize. So, Ola, listen. I’ll annex it here for you. Oh, annex, that’s such an old word. So, what’s happening in the market? – Good. So, my dear ones. I’m here with the number one piece of information, which is probably the most important. What are the interest rates now, at this moment, because it has also evolved a bit. We’ll discuss the costs, how much it costs. Because the French Riviera is such a magical region where there are always eager buyers. Anyway, see, it’s not surprising. – So I’m here… trying out some architectural shots too. – Yes. There’s always demand for beautiful properties. No need to say much about it. I understand that too, somehow. I think, also answering a burning question – it won’t get cheaper! But you can definitely find something, practically, I might say – for every budget. It depends on your needs, of course. I’ll gladly help you with that. With 200,000 EUR, which is about 850,000 PLN, roughly the cost of a 60 sqm apartment in a large housing estate in Warsaw now, or a 50 sqm apartment with a slightly higher standard, with such an amount, can we live in Nice? – The answer is… – 200,000 EUR. – It depends on how much space we need, of course… – What can we buy for it? – …the requirements. Whether we need a sea view or, for example, a mountain view would suffice? Whether we need to have a terrace, balcony, or just a nice view without necessarily having a balcony. Whether we want to be, for example, on the ground floor or on a high floor – there’s also a big price difference here. And it also depends on the district. Where we want to be. Whether we want to be in the center or a bit further away. What standard interests us. Whether we want to do some renovation. Whether it bothers us… – Alright, sorry. You masterfully evaded answering the question. With 200,000 EUR, can I live here? – For example, in a 60 sqm apartment? – The question is, how much will I buy for it? Something "ready to move in". Regardless of what’s outside the window. – Yes! We’ll buy for that amount. – We will? – Yes. – We will. – We will. – 40 sqm.. – We will, it just depends on where and what we value. Alright. So, the huge impact on the price is whether you’re one kilometer from the sea or three kilometers. – And that’s basically it. This distance from the sea decides, and indeed, for 200,000 EUR, you can already get something ready. – Something rather smaller. For example, it’ll be tough to find 60 sqm. – But 40 sqm can be found. – Yes. – Alright, that’s some guidance. However, indeed, there are many factors in the housing market, so-called "it depends". That was their main criterion, a sea view and a terrace. – Well, the curiosity of this transaction is that it was supported by a French loan for Polish business activity. – Ah. Yes, indeed. – So, there’s such a thing, it’s an example. – However, the loan was taken here from a bank in France. – But based on Polish documents. From income in Poland. – It’s entirely feasible.. – It’s a good example that Polish business owners can take advantage of financing offers from French banks. And the process took about three months, right? – A little longer than, of course, a cash purchase, but it’s entirely real. You just have to be patient. But the general rule when dealing with France is to accept this rhythm. Don’t fight it because some things just can’t be rushed. – Despacito. That’s probably in Spanish, but "not so fast." Alright! This is the perfect example that even in such cases, Aleksandra is able to guide you through all these procedures and lead you to having your permanent or temporary residence here, or both.
